Welsh house price growth at 3.9%

House prices in Wales rose by 0.9% in Q4 2007 compared to the UK average fall of -0.8%, taking house price growth in Wales to 3.9%, below the UK average of 5.2%.
Halifax said that at £167,107, the average house price in Wales is 15% below the UK average of £197,071.
Caerphilly recorded the biggest rise in prices in Wales over the past year with a 16% increase, followed by
Ebbw Vale (11%) and Pontypool (11%). Cardiff has the highest house prices in the country with an average price of £174,375.
Guy Ogden, Regional Manager, Halifax Estate Agency, comments: “The housing market in Wales has slowed recently as affordability difficulties, particularly for first-time buyers, have weighed on demand.
House prices in Wales increased by 0.9% over the last quarter, compared to the 0.8% fall seen across the UK. Annually, house price growth in Wales was 3.9%, below the UK average rise of 5.2%.
The average house price in Wales currently stands at £167,107, 15% below the UK average of £197,071.
Caerphilly recorded the biggest rise in house price in Wales over the past year with a 16% increase, followed by Ebbw Vale and Pontypool, both with 11% increases.
Cardiff (£174,375) has the highest house prices in Wales, followed by Caerphilly (£165,392).
The most affordable towns in Wales are Merthyr Tydfil (£112,194) and Aberdare (£121,234), which both have average house prices below the lowest stamp duty threshold of £125,000.
Flintshire recorded the biggest rise in average house prices for a Welsh Local Authority over the past year with a 17% increase, followed by Gwynedd (16%). ”
